We at Building Regulations Ireland & UK are passionate about safety and ensuring that building are built correctly. The initial idea of the Building Regulation Ireland and UK was developed in 2014. 'The Building Regulations App is the brain child of Eoghain Ryan, who as a Fire Engineer saw the need to have the Building Regulations in the palm of your hand when on site visits. He found that when inspecting buildings and at design team meetings there was always reoccurring statements 'Does that comply with Building Regs?' or 'I'll check that out and come back to you!'
It can be difficult to remember all the regulations when on site and determine whether a detail complies with the regulations. As a result The Building Regulations Ireland and UK website and App were developed, to create a searchable and easy to use tool for professionals when on site. To get the most out of the service we recommend downloading the app. It has the following useful features:
- Decisions can’t be made until clarification with the regulations are determined.;
- This causes a delay in time on site and increasing costs of labour;
- The quickest method to access approved documentation currently is via PDF documents online.
- It’s a time consuming and frustrating experience scrolling through thousands of pages of documentation to find what is required.
If you want to check a regulation and if you are lucky enough to have 3G/4G it can be very difficult if not possible to navigate a pdf on your phone to find the detail you require.
We felt that a mobile app should be available which removed all this unnecessary hassle and helped engineers, architects and surveyors on site in construction or in the Built Environment to ensure details are complying with the Building Regulations.
This app needed to be intuitive so that it could be fully searchable and allowed you to go straight to the item you required i.e. technical term, technical diagram or relevant table.
So we set about developing an app which allows you to search the Building Regulations on site without 3G or wi-fi coverage and most of all we felt it should be free so there were no restrictions to its use.
The app has been launched and has had thousands of downloads in Ireland and the UK. The app is free and also has a search facility which provides users with the ability to check out a particular term, diagram or detail.
Each technical guidance document is broken down into the main document and then tables and diagrams.
In addition it a Frequently Asked Questions section has been provided for many of the Technical Guidance Documents,however we are looking for more experts to provide extra questions and answers so as we improve the level of building and understanding in Ireland.

The app has been developed by Geoff Wilkinson of Wilkinson Construction Consultants (www.thebuildinginspector.org), Eoghain Ryan and Ailish Ryan of Ryan & Associates Consulting Engineers.
Eoghain Ryan holds a degree in Electronic Engineering from NUI Galway and a Masters in Fire Engineering from Jordanstown, University of Ulster, Belfast. Post Qualification Eoghain has continued his education and is a commercial and residential BER Assessor and is an Accessibility Consultant. Eoghain is a chartered engineer with over 15 years experience in Fire Engineering. He previously worked for a private consultancy practice in Dublin and separately as an Assistant Chief Fire Engineer in a local Authority. In 2006 he established Ryan & Associates Fire Consultants and has worked with many of the countries leading developers, financial Institutions and private clients on all asset classes. He is an expert in the field of Fire Regulations and is exceptional at connecting people.
Ailish Ryan holds a degree in Electronic & Computer Engineering from NUI Galway and a Masters in Fire Engineering from Jordanstown, University of Ulster, Belfast. Ailish has over 15 years work fire engineering and is considered to be an industry expert. Previously Ailish worked in Scotland and London before returning to Ireland where she worked in a private practice specializing in shopping centers before joining Ryan & Associates. She has worked on many notable building in the Dublin and Galway. Post Qualification Ailish has continued her education and is a commercial BER Assessor and has undertake a Forensic Fire Investigation course. Ailish has achieved Higher Potential Statup (HPSU) from Enterprise Ireland for other related enterprises.
Diarmuid holds a Master’s of Science in Applied acoustics awarded by Derby University, a Diploma in Acoustics in Noise Control and a B.E. Honours Degree from the National University of Ireland. Diarmuid was awarded a distinction on completion of his M.Sc. in Applied Acoustics and was graded an (A-) for his independent study project.
Geoff is highly respected and experienced engineer with over 25 years experience in the construction industry, and a past Spokesperson for the Association of Consulting Approved Inspectors, and the current Vice Chairman of the Building Control & Standards Faculty of the CIOB.
